Door Closers

Door Closers

A closer on a house door is a spring and a damper that pull a door shut so it latches. On a Durban student house that can mean the street door, a gate lobby, a fire-passage door if the house has one, or a kitchen door that must not be left open onto a passage. It is hardware. It is not an access-control system and it is not a log of who came home.

If a retail link appears here, it may be an affiliate link. We may earn a commission if you buy. You do not pay more. This is not a fire-certification. If a door is a required fire door, the closer and the leaf are a specified assembly — we do not replace that from a marketplace listing by eye.

When we fit one

  • The street door is being left on the latch and the lock is fine
  • A self-closer that was there has leaked, sagged, or been unscrewed
  • A screen or security gate needs to come to, and a spring hinge is not enough
  • Turnover: the closer is on the incoming inventory and it must work before we advertise

We do not fit a closer to a bedroom door to “teach” anyone. Bedroom doors are the occupant’s to open. We do not fit a closer that needs an app.

What to buy

  • Power size that can actually move the door you have. A light internal closer on a heavy external hardwood door will not latch. An oversized closer on a hollow passage door will slam and tear screws out of the frame.
  • Standard arm or slide arm that matches the frame space. Measure. A street door with a tight reveal needs the body the last one used, or a template you read.
  • Hold-open only if we want hold-open. On a street door we usually do not. A hold-open that tenants prop with a brick is theatre.
  • Adjustable closing and latching speed. You will tune it on site.
  • Fixings for timber or the frame you have. Cheap kits with 12 mm screws in a rotten Durban door frame will last a week.

Hydraulic oil on the floor means the body is dead. Replace the closer, do not top it up with cooking oil.

The job

  1. Photograph the door, the frame, and the old closer (if any), including screw holes.
  2. Confirm the door hangs square and the latch meets the strike. A closer will not fix a dropped hinge. Do the hinges first.
  3. Fit to the template. Pilot holes. Do not drive long screws into a glass light.
  4. Adjust until the door latches without slamming. On windy Berea frontages, test on a windy afternoon, not only at noon.
  5. Log the model that worked in the property note so the next one matches.

If the frame is rotten, stop. Carpenter. A closer on compost is a closer on the passage floor in a month.

Tenants

Do not unscrew a closer because it is “loud.” Report it. Report a fault. Category General maintenance or Access. Photograph the door and the closer.

Do not prop a street door with a brick. Do not hang on a closer arm. Do not put a wedge under a door that is on a closer and then blame the lock at 23:00.

If you disabled a closer and the outgoing photos show the holes empty, that is damage, not wear.

Buying

A hardware counter where you can hold the body and read the stated door mass or width. Marketplace is acceptable for a named overhead closer if you already know the power size and the arm type. Avoid “smart door closer” gadgets with sensors and an account. That is a tenant-data product. We will not affiliate it.

This article names no winner and no price. The right closer latches the door we have, with screws that bite, and can be adjusted with a screwdriver.

What this is not

It is not a spring on a bedroom. It is not a reader. It is not a reason to collect fingerprints. Street-door security is a cylinder, a key count, and a closer that actually latches. Keep those three in the hardware tin, not in a cloud.
