Why the Second Meter Reading Matters

Why the Second Meter Reading Matters

One meter reading is a photograph of a moment. Two readings, dated, on the same meter, are a story about water or power. ManjeProp stores those readings on the PropertyCare utilities screen so a leak, a vacancy bill or a “we never used that much” conversation has a beginning and an end.

The second reading is the one people skip. It is also the one that makes the first reading useful.

What the desk actually calculates

When staff enter a new reading for the same meter, consumption is worked out from the previous figure. That only works if both numbers came from the same serial, in the same units, without a digit dropped in a hurry.

A photo of the dial sits on the reading. Optional OCR can warn if the typed serial does not appear in the picture. A warning is a reason to look again. It is not a court finding and it does not block the save.

When the second reading is not optional

Take a second reading when:

  • A tenant moves in (first) and moves out (second)
  • A leak is reported, and again when the plumber says it is stopped
  • A bill looks impossible
  • A house has been empty and you need to know whether a tap ran anyway
  • You are about to advertise “utilities sorted” and the last photo is from last term

An empty house with a climbing water meter is a leak or a theft of water, not a mystery. You will not see it on one photo taken in February.

How to make the two photos comparable

Same meter. Same angle, as far as you can. Digits readable. Serial in the frame or in a second close shot. Date from the phone’s original file. No filter.

If the glass is fogged on Tuesday and clear on Friday, say so. If you read the neighbour’s box by mistake, the serial will save you — if you photographed it.

Do not write a number you cannot see. “Unreadable, photo attached, please attend” is a better second reading than a confident fiction.

What a jump can mean

A large jump can be a real leak, a real party, a stuck digit that later unstuck, a wrong previous reading, or a swapped meter. The repair is not “shout at the house.” The repair is: compare photos, walk the property, listen for a running toilet, look at the geyser overflow, check an outside tap.

A zero jump in a full house can mean a stuck meter, a bypass, or readings copied from last month. That is a staff visit and, if needed, the municipality — not a tenant with a screwdriver.

Tenants and fairness

Shared houses fight about water when nobody has numbers. The second reading will not name who showered for forty minutes. It will show whether the building’s consumption changed after a reported leak. That is often enough to stop a rumour.

If you are asked to send a photo, use Report a fault under Water / leak or Internet / utility, write “second reading” and the date of the first one if you have it, and attach the new frames. Do not send a cropped digit without the serial.

Parents who want to understand how a house bills utilities should ask on the enquiry form and read the lease. The utilities screen is not the municipal account. We do not download eThekwini’s ledger from the desk.

Staff discipline

Enter the reading on the day you took it. Do not batch three months on a Friday afternoon from memory. Do not store the photo only on a personal phone. Do not put the tenant’s ID in the filename.

If two staff read the same meter two days apart and the numbers go backwards, do not edit the first row to make the graph pretty. Add a note and take a third photo.

The second reading is how a leak becomes visible and how a vacancy handover becomes a number instead of a mood. Take it.
